The Complete First-Time Buyer Checklist
8 min readUpdated for today's market
Buying your first home is one of the biggest financial decisions you'll ever make, and for most people, it's also the least familiar. The good news is that the process follows a predictable order. Once you know the steps, the whole thing feels far less intimidating. Here's the path we walk every first-time buyer through.
1. Get your finances in shape
Before you look at a single listing, it helps to understand where you stand. Lenders look closely at three things: your credit, your income, and your savings.
Check your credit report and clean up any errors, even a small bump in your score can lower your rate.
Add up your monthly debts. Lenders want to see that your housing payment plus other debts stays within a comfortable share of your income.
Know your savings picture: down payment, closing costs, and a cushion for after you move in.
2. Understand what you actually need to save
The old “20% down” rule scares off a lot of first-time buyers, but it isn't the only option. Many first-time buyer loan programs allow far less down, and there are programs designed specifically to help people into their first home. Beyond the down payment, budget for closing costs, which typically run a few percent of the purchase price, plus moving costs and a small emergency fund.
Talk to us early. As loan officers, John & Steve can tell you exactly which programs you qualify for, sometimes buyers are far closer to ready than they think.
3. Get pre-approved before you shop
A pre-approval is a lender's written commitment to how much they'll lend you, based on verified documents. It does two things: it tells you your real budget, and it shows sellers you're serious. In a competitive market, an offer without a pre-approval often won't even be considered.
4. Find the right home, and make an offer
Now the fun part. With a clear budget, you can focus your search instead of falling for homes outside your range. When you find the one, we'll help you craft an offer that's competitive without overpaying, and negotiate the terms on your behalf.
5. Inspection, appraisal, and escrow
Once your offer is accepted, an inspection checks the home's condition and an appraisal confirms its value for the lender. If anything comes up, there's room to renegotiate. Meanwhile, escrow keeps everyone's money and paperwork organized until closing.
6. Closing day
You'll review and sign the final documents, your loan funds, and ownership transfers to you. Then you get the keys. From first savings goal to move-in, we stay with you the whole way, that's the advantage of having real estate and financing under one roof.

How Pre-Approval Works
4 min readFinancing basics
A mortgage pre-approval is a lender's written estimate of how much they're willing to lend you, based on a real review of your finances. It's one of the most useful things you can do before you start house-hunting, and one of the most misunderstood.
Why it matters
A pre-approval turns a vague idea of your budget into a real number. It also signals to sellers that you're a serious, capable buyer. In a competitive market, that can be the difference between your offer being taken seriously or set aside.
What you'll need
Proof of income, recent pay stubs, W-2s, or tax returns if you're self-employed.
Proof of assets, bank and investment statements showing your down payment and reserves.
Identification and permission to run a credit check.
How long it lasts
Most pre-approvals are valid for a set window, often around 60 to 90 days, because your financial picture can change. If your search runs longer, it's easy to refresh.
A pre-approval isn't a commitment to borrow. It simply shows what you can do. You're free to spend less, and we'll always help you find a payment that feels comfortable, not just one you technically qualify for.
Financing
Refinancing, Explained
5 min readFinancing
Refinancing means replacing your current mortgage with a new one, ideally on better terms. Done at the right time, it can lower your monthly payment, help you pay off your home sooner, or let you tap into the equity you've built. Done at the wrong time, it can cost more than it saves. Here's how to tell the difference.
Reasons people refinance
Lower the rate, if rates have dropped since you bought, a new loan can shrink your monthly payment.
Shorten the term, moving from a 30-year to a 15-year loan builds equity faster and saves interest overall.
Tap equity, a cash-out refinance turns some of your home's value into funds for renovations or other goals.
Change loan type, for example, moving from an adjustable rate to a fixed one for predictability.
What to weigh
Refinancing has costs, so the key question is your break-even point, how long it takes for the monthly savings to cover those costs. If you plan to stay in the home past that point, it often makes sense. If you might move sooner, it may not.
We'll run the numbers with you honestly. If refinancing won't actually save you money, we'll tell you. That's the whole point of having a loan officer you trust.
For Sellers
What to Expect When Selling
5 min readSelling
Selling a home well isn't luck, it's a sequence done right. Here's how a home goes from “thinking about it” to sold, and what each stage asks of you.
1. Price it with real data
Pricing is the single most important decision. Too high and the home sits; too low and you leave money on the table. We build a comparative market analysis from recent, genuinely comparable sales in your area, not guesses, so the price attracts the right buyers from day one.
2. Prepare and stage
Small things make a big difference: decluttering, minor repairs, fresh paint, and thoughtful staging help buyers picture themselves living there. We'll walk your home with you and point out the changes that actually move the needle, and skip the ones that don't.
3. Market to the right buyers
Professional presentation and the right exposure bring in serious buyers, not just browsers. Presentation is where a well-priced home becomes a well-sold one.
4. Negotiate and close
When offers come in, we help you read them fully, price is only part of the story; terms and contingencies matter too. Then we manage the process through escrow to a smooth, confident close.
One team, start to finish. Because we handle both real estate and financing, there are fewer hand-offs and fewer surprises between listing and closing.
Buying
Pre-Approval vs. Pre-Qualification
3 min readBuying
These two terms get used interchangeably, but they carry very different weight when you're making an offer. Knowing the difference can genuinely affect whether you win a home.
Pre-qualification
A pre-qualification is a quick, informal estimate. You tell a lender about your income and debts, and they give you a rough sense of what you might be able to borrow. It's a helpful starting point, but nothing is verified, so it carries little weight with sellers.
Pre-approval
A pre-approval is the real thing. The lender verifies your income, assets, and credit, then commits in writing to a specific amount. Sellers know it means you're a serious, capable buyer, which is exactly why it matters in a competitive market.
The short version: pre-qualification is a rough estimate; pre-approval is a verified commitment. When you're ready to make offers, you want the pre-approval.

Buying Across Our Three Counties
4 min readLocal
We work across Los Angeles, Orange, and San Bernardino counties, and each one has its own character for buyers. Here's a feel for what to expect in each.
Los Angeles County, the heart of our work
This is home base for us, with deep roots in communities like Whittier, Norwalk, and Pico Rivera. These are established, family-oriented neighborhoods with strong community ties. Homes here move at a steady pace, and knowing the streets block by block, which we do, is a real advantage when you're competing for the right property.
Orange County, just across the line
Cities like La Mirada and La Habra sit right on the edge of our LA County base, offering a slightly different feel while keeping you close to everything. Buyers here often value the balance of suburban comfort and access. Inventory can be tighter, so being ready to move, pre-approval in hand, matters.
San Bernardino County, growing reach
Areas like Chino, Ontario, and Rancho Cucamonga have seen strong interest from buyers looking for more space and value. There's a wider range of home styles and price points, which can make it a great fit for first-time buyers and growing families alike.
Local knowledge is the whole point. Wherever you're looking across these three counties, we can tell you what a fair price looks like and what to watch for, because we've worked these areas for decades.
